2022 Invoices
2022 Invoices were mailed in September to each residence home. Payments are due upon receipt. Assessments will remain the same as last year at $175 per home, however a $75.00 rebate was provided. If you have not paid your invoice please contact the Treasurer immediately a lfsfmc@gmail.com. Please note that assessments are not optional and must be paid annually. Past due accounts will receive accruing interest and penalties.​

Message from the Board
What Do My Assesments Support?
Storm Water Management - which is for the mandatory maintencance prescribed by New Castle County for all storm water management areas. Our last major project cost over $2 million dollars.
Landscaping Common Areas - There are over 13 acres of common area between the two neighborhoods. Pursuant to New Castle County code grass and weeds must be cut and maintained. In addition there are trees and shrubs that need annual maintence.
Insurance - The corporation maintains a liability policy to protect our members against litigation should something happen in our common areas.
Snow Removal - Reimbursement from DelDot is received for amounts over four inches on a sliding scale. Each year two instanaces of snow removal are budgeted for. In 2015 sand and salt was added to the enterances along with the county placing sand barrels to use if needed.
Beautification - Only after the above priorities are met, can we begin to look at beautification projects. These projects include the neighborhood signs.
Administration Expenses - Postage, P.O. Box, Legal Fees for addressing past assesments due.
